New East Longmeadow medical office complex planned

EAST LONGMEADOW – An approximately $2.5 million 18,000-square-foot two-story medical and dental professional center will be built at 250 N. Main St. by the fall of 2017. Construction is set to begin this spring.

Richard LeBlanc, an associate partner with KW Commercial, the realtor company for the project, told Reminder Publications the developer is Dr. Kevin Coughlin, the owner of Baystate Dental.

He said Coughlin purchased the parcel of land in April 2015 and the building would be constructed by South Hadley-based construction company Associated Builders, which has been contracted to complete the final design, and engineering for project as well.

The ultimate vision for the building is to attract medical and dental offices to lease spaces at the complex for “tenants that want to have a home base,” LeBlanc explained. Tenants in other medical fields such as a chiropractic practice would also be desirable.

“The medical field is expanding,” he added. “There’s a need for it.”

The building would include energy efficient lighting, HVAC systems, and would be in compliance with the American with Disabilities Act (ADA) by featuring separate upper and lower entrances, and ADA compliant elevator. Tenants would be able to coordinate the needs of their individual offices with Associated Builder’s designs to include areas such as exam rooms, labs, dentistry rooms, and individual offices, according to a press release from Associated Builders.

Two offices would be set up on each floor ranging from 3,300 square feet up to 6,000 square feet. Each office would have its own entrances, parking lots, and elevator, LeBlanc said. A tenant could also lease an entire floor of the building, which would be approximately 8,000 square feet. Currently one of the top goals for the project is to find tenants to lease space in the building, LeBlanc said.

The developer has been working with the town of East Longmeadow’s Planning Department and the project recently received a building permit, he added.

“Traffic count was just in the area … of 15,000 to 30,000 vehicles per day,” he explained. “It’s a well traveled area. The building fits in there because it also has medical, which is all by appointment. It’s not going to be a mass in, mass out. It flows with the traffic in the area.”

He added the location is ideal for the project.

“If you look at the location – everything here is established,” LeBlanc explained. “Every business on this street everybody knows.”

LeBlanc said the building would likely generate $30,000 in tax revenue to the town of East Longmeadow. Currently, the developer pays $5,000 in taxes on an annual basis for the as of yet undeveloped parcel.
